Newlands Extension

One of the original Newlands farmhouses.

An extension to the dining and entrance, which included adding in a large bifold door opening onto a new deck, all while keeping with the original style of the house.

New timber windows and entrance door were made to replicate the detail in the originals and recycled matai flooring installed in the entrance to look like it had always been there.

 

Lower Hutt Addition

An extensive rebuild, extension and addition of a second storey to this 1930’s home.

The ground floor consisted of rebuilding the framing behind the original concrete cladding, creating a large open plan living, dining, kitchen area, a new laundry extension all with recycled matai flooring to keep the original character.

Upstairs got the addition of two new bedrooms, a second lounge, bathroom and storage on both sides which run the length of the house.

UPVC windows, wrap around deck and a new driveway finished it off.

 

Karori Renovation

This home is in a great location but needed updating to meet the demands of a growing family.

A few walls were moved around internally, kitchen opened up, external walls fully insulated and a new main bathroom. The flat roof on the lounge bay window/door was also removed and rebuilt to the same pitch as the house for functionality and aesthetics.

The large master bedroom was fully rebuilt to create a walk-in wardrobe and ensuite with new double glazed joinery installed.

Seatoun Re Roof & Re Clad

A large house in an exposed location that was starting to fail.

Both the roof and internal gutters were removed and rebuilt to code, new skylights, butynol and coloursteel roofing installed. A cavity system was installed to the walls prior to being re clad and new double glazed joinery.

Island Bay Outdoor Area

After the first set of plans were put to the side and a couple of years of passing ideas between us, we had a clear understanding of our client’s vision.

With no set plans to work off this was a real team effort, and we were very grateful to have clients who put their trust in us to bring their vision to reality.

The bifold door was replaced with a new sliding unit, concrete slab poured for the spa pool to sit on and exposed concrete path to the garden.

A new deck was built with composite decking and hidden fixings, walls were clad to match the house and interior lined with durable fibre cement.

The aluminium rafters and roofing were installed so all fixings and connections are concealed, giving a clean streamlined finish.

With opening louvers, outdoor heaters, kitchen with built in BBQ and bar fridge, this is an area which really can be used all year round.

Mt Victoria Heritage Home

The goal for this house was to remove the solid front door, remove the internal walls and open it up to capture more of the amazing views all while complying with the strict heritage rules.

After replacing some of the rotten 100+ year old piles, timber and steel beams were discreetly installed allowing us to open things up.

A stacker door, top of the line insulation, full deck and stair replacement makes for comfortable living while taking in one of the best views in town.
